  • Defines data centers broadly to include facilities supporting cloud services, streaming, blockchain and cryptocurrency mining, artificial intelligence, machine learning, virtual reality, and other computing or data-storage functions, including functionally equivalent facilities with different names.

  • Prohibits data centers, internet data centers, and cloud data centers in all Pilesgrove Township zoning districts by listing them as prohibited uses under the Township’s prohibited-uses provision.

  • Bars a data center from being approved as a principal use, accessory use, temporary use, conditional use, or special-exception use.

  • Prevents data centers from being treated as public, civic, or cultural-purpose uses, public-purpose uses, or public utilities, so they cannot be approved under those classifications or under listed public-utility categories.

  • Provides that data centers are not permitted nonresidential categories in any district and cannot qualify for a change of use, whether or not site-plan approval is required.

  • The prohibition remains in effect unless data centers are first recommended in the Township Master Plan and then designated as permitted or conditionally permitted uses or structures in one or more zoning districts.
